3.  Give the Vendor’s lawyer, the balance in Cash on closing.

4.  Close, preferably in 30 days.  

 NOTE:  Agent/Broker must Ontario Licensed:

1.  Agree to assume full liability for themselves & their Client/s.

2. Tell their clients NOT to go on site or contact me; but operate under you. 

3.  If they ‘circumvent’ you; they must pay your commission.
